Wicomico Shores is currently home to approximately 375 single family homes. A developer, Quixtoic, has applied for a conditional use zoning permit to construct high density multi-family units (condos & retirement condos) within our neighborhood as well as commercial zoning along Route 234 at our neighborhood entrance.

Wicomico Shores property owners, home owners and adjacent property owners are all against the Quixotic proposal for high density (condos, retirement condos, commercial zoning).

Since these high density uses are out of character for our neighborhood, it is necessary for a public hearing to take place. The Board of Appeals will listen to testimony from the affected neighborhood and surrounding community (including Amish) as well as the developer. The development proposal is shown below with images of the areas to be developed as well as Quixotic's detailed maps showing their proposed development.

Additionally, Quixotic, LLC has received approval from the St. Mary's County Planning & Zoning Board for construction of 264 single family homes within the existing Wicomico Shores development. Below you will find maps of the additional single family homes which were approved as well as the Quixotic golf course proposal.

Though we have significant concerns with the environmental effects of the additional lots and golf course, we are confident the Planning Commission Staff and other governmental agencies will monitor the developer's plans in accordance with the State, County, and Federal Regulations. POWSA has pointed out historical sites (ie. graveyard) and is confident that your staffs will protect the same.

Wicomico Shores is a very unique community in St. Mary's County. We realize that it is zoned for single family dwellings and we do not object to such. However, POWSA is not sure that the approval of 264 additional units is truly in conformity with the dictates of the Zoning Ordinance, but we are confident that the Planning Commission takes all matters into consideration when granting the approval of so many lots.

Though Wicomico Shores homeowners would prefer recreation facilities suited to families, we support the additional golf course portion of the proposal. POWSA has environmental concerns regarding the additional golf course, though we are confident those concerns will be handled similar to the additional single family homes.
